The Subdivision Section of the Engineering Division of Public Works ensures all construction within the public right-of-way complies with adopted codes, ordinances, engineering standards, and the Subdivisions Map Act.
The City of Lancaster is experiencing significant growth which means increased residential and commercial development. We are committed to assisting all residents and the development community as plans are prepared to develop land in the City of Lancaster. To that end, we have posted several useful items on our page including:
Final Maps
After a Tentative Map has been approved by the Planning Commission, Subdivisions is responsible for plan check and review of the Final Map. Final Maps include Tract Maps, Parcel Maps, and Administrative Parcel Maps. As part of the Final Map process, Subdivisions also processes Road Deeds, Easements and other dedications to the City of Lancaster, Condemnations as required, Addressing, and Vacation of Easements.
Improvement Plans
Any development within the City of Lancaster, from Commercial/Industrial projects to Residential Subdivision projects, will require improvements within the City right-of-way and may include improvements to street, storm drain, sewer, and/or other public improvements. The Subdivision Section is responsible for plan check and review of all improvements proposed within the public-right-of-way.
Grading Plans
Subdivisions is also responsible for plan check and review of grading plans for Residential Subdivisions. All other Grading plans are plan checked and reviewed by the Building and Safety Division of Public Works.
Inspections
The Subdivision Public Works Inspectors are responsible for inspection of all construction within the City right-of-way, from simple curb drains and adding/widening driveways to major development related street, sewer, storm drain and other public improvements. Permits and Other Services
Encroachment Permits, for all work within the public right of way, and Residential Subdivision Grading Permits are also processed through the Subdivision Section.
